BATES was engaged as Site Supervisor and Cost Control entity for the UŠĆE Tower II, the new iconic Belgrade project. The building is more than 100 meters high with more than 20 floors. It comprises more than 23.000 sq.m of Class A office space in a key position within the city, located close to the confluence of the Danube and Sava rivers. The development is set within a landscaped park and is easily accessed by car, bicycle or public transport. The tower is designed to complement the existing UŠĆE Tower, dating from the late 1960s, and offers high-quality office accommodation for innovative businesses in a sustainability-led, landmark development. This project has developed number of strategies to achieve an energy-efficient and sustainable design focusing on the wellbeing of the building’s occupants. Measures are used to reduce solar gains, individual ventilation and heating control and metering of up to four tenanted zones per floor, a façade-integrated natural ventilation system throughout the office levels and the maximum use of daylight. All these strategies already provided Ušće Tower II with “Best Office Development” and “Best Leading Green Building Development” awards at the 2020 CIJ Serbia Awards, and there is no doubt this is one of the most attractive additions to the Belgrade office market.
